Housing: the same money buys a different life
A fixed budget may buy different square footage, age and features in coastal California and Southern Nevada. The difference depends on the exact neighborhoods and homes you compare. Ask Ron to build a current side-by-side using live listings rather than relying on a statewide median.
Nevada has no personal income tax. The California income-tax calculator estimates one annual component of the comparison. California-source income can still be taxed after a move, and property taxes, transaction costs and financing vary.
Where Nevada is not cheaper
Auto insurance can be higher in Las Vegas, and summer air-conditioning increases electricity use. Water, HOA dues and the age and size of a home also affect the monthly total. Get quotes for the specific property and vehicles you plan to insure.

Insurance and disaster risk
Insurance costs vary by address, home features, coverage and carrier. Both California and Nevada properties can face local hazards. Get homeowners and auto quotes for the homes you are considering, and review flood and wildfire exposure by address.
The bottom line
Build your own comparison with a current purchase price, lender quote, property-tax estimate, insurance quotes and expected utility use. Then review residency and income sourcing with a tax adviser. See the tax comparison, or compare the neighborhoods.
